For many homeowners, there are zillions of reasons to bypass real estate agents and sell your home on your own.  After all, If you cut out all agents…you can cut out real estate commissions of around 6 percent.  On a $400,000 home, that’s about $24,000 of savings.  But despite this potentially huge savings, many home sellers (especially in today’s difficult housing market) feel that a real estate agent’s expertise is required.  And in some cases they are correct.  Realtors have some advantages when marketing a home for sale, but I say that you should try sell it on your own first.  By the way, I am a licensed realtor, but I always try and sell my personal homes and investment properties on my own first.

Here are five possible reasons why home sellers don’t need real estate agents:

1. The Internet: With the rise of online real estate web sites and search tools, homeowners don’t have to use real estate agents for the resources and information they need to sell a property.  The Internet has changed the face of real estate and has leveled the playing field across the market.  You can find almost anything on the Internet.

2. You can market a home by yourself: With the emergence of online web sites like www.forsalebyowner.com or craigslist.org, homeowners no longer need agents to get their property in front of prospective buyers,  Real Estate agents have and use the multiple listing service as their primary marketing tool, but anybody can access that if they want to by using sites like realtor.com 

3. Setting a price: Appraisers, not real estate agents, are the key to setting an accurate home selling price.    A real estate agent is going to give you their perspective based on what they are seeing in your area.  However, many real estate agents have no true professional training in setting a price.  They just look at what other homes in your area are selling for.  Home sellers working without an agent can obtain the services of an appraiser on their own for roughly $200 to $300.  Plus, having the appraisal in hand works as a good sales tool to show to perspective buyers.

4. Contracts and paperwork: Escrow companies or real estate lawyers (depending on what state you live in), not agents, are ultimately responsible for ensuring that documents and other legal matters pertaining to the sale are in good order.  So, while you are trying to sell your home contact a real estate lawyer or escrow company and tell them that if they help you, then they can get your closing business.  As an independent home sellers you can find the right real estate professionals all on your to handle the legal aspects of the process.

5. You can do what a real estate agent does: The main service that real estate agents provide is convenience and the perception that they can do a better job of marketing your home.  However, all of the services they offer can really be done by any homeowner willing to put in the effort. 

So get out there an try to sell it on your own before you hire a realtor.
